Cancellation Policy:

Short Term stay (up to 27 nights) 

Full refund 40 days prior to arrival if booked directly via this website.

Cleaning fees are refunded only if the guest did not check in.

If there is a complaint from either party, notice must be given to the Landlord in writing within 24 hours of check-in.

A reservation is officially canceled when the Landlord receives the cancellation e-mail or a letter from a guest.

Applicable taxes will be retained and remitted.

For a full refund, cancellation must be made 40 days prior to listing's local check in time (or 5:00 PM if not specified) on the day of check in.

If the guest cancels 14-40 days in advance, the first night is non-refundable but the remaining nights will be 40% refunded.

If the guest arrives and decides to leave early, the nights not spent 24 hours after the cancellation occurs are 30% refunded.

Subject to change and other agreements. Does not apply to non refundable stays (high season etc..).

 

Long Term stay: 

First month down payment, 60 day notice for lease termination

The Long Term cancellation policy applies to all reservations of 28 nights or more.

Cleaning fees are always refunded if the guest did not check in, if applicable.

If there is a complaint from the Tenant, notice must be given within 24 hours of check-in.

In case of requests of any repairs, the Landlord (with a repair personnel) has the right to enter the property at any time to resolve the issue.

A reservation is officially canceled when the Landlord receives an e-mail from the Tenant stating the cancellation. 

Applicable taxes will be retained and remitted.

If the Tenant books a long term stay and decides to cancel the long term agreement before the start date, the first payment (50% of the rent) is paid to the Landlord in full, unless both parties come to a different agreement.

If the Tenant books a long term stay and decides to cancel the long term agreement during their stay, the Tenant must use an e-mail or other written form in order to agree to a new checkout date. Regardless of the checkout date chosen, the Tenant is required to pay the Landlord for the 30 days following the cancellation date, or up to the end date of the guest's original reservation if the remaining days of the original reservation is less than 30 days. Subject to change or other agreements. Does not apply to non refundable stays (high season etc..).
